The normal minimum stay requirement is 3 nights, but this is reduced to 2 nights during low season and could be as high as 10 nights if staying over both the Christmas and New Year peak times. We're always flexible though and are happy to bend the rules to suit your preferred dates.
  • What if I need to cancel a confirmed booking?
Like most villas in Thailand, the cancellation terms are fairly strictly, especially if you need to cancel at short notice. As a general rule if you cancel with more than 30 days notice we will give you a full credit to rebook within a year. If less than 30 days notice the rental payment will be forfeited, although we are always flexible and that has never actually been enforced. Covid tested cancellation terms to the limits and at Lime Samui we are proud to say that not a single guest lost money and all stays were rebooked.

Like hotels, our pricing varies according to the time of year and we can always advise on nightly pricing and whether we might be able to offer better pricing if you can tweak your dates slightly. Dates vary each year, but as a general guide: Low Season - Jan-Mar (excluding CNY), after Easter until 30 Jun, then Sep to early Dec. Shoulder Season - Jul-Aug & early Dec. High Season - Easter and just before Christmas. Peak Season - Christmas, New Year, Chinese New Year and Easter.
  • Where is Lime Samui located?
Our estate is nestled into a former coconut plantation in the north-east of Koh Samui, close to the Four Seasons hotel. The location offers absolute privacy and stunning panoramic views along the west coast of the island, out towards the archipelago of Angthong National Marine Park and of course those legendary Samui sunsets. This part of Samui offers a perfect base from which to explore the more tranquil west coast whilst still being within easy reach of the busier centres such as Fisherman's Village in Bophut.
  • How many villas are on the Lime Samui Villas estate?
There are three villas on the estate, Villa Splash, Villa Spice & Villa Zest, each of which have 5 bedrooms, varied amenities, a dedicated vehicle and full staff.
  • Does Lime Samui have a concierge service?
Yes, in additional to your villa manager, who can assist with many things, we have an off-site English speaking concierge service which can arrange everything from restaurant reservations, boat trips, sightseeing advice and anything else you may require assistance with. This is available before you arrive and whilst you are staying at the villa.
  • How many staff does each villa have?
Each villa has a full-time staff of five: an English speaking villa manager, a private chef, two housekeepers and a driver with a dedicated vehicle for each villa (either a 7-seater SUV or 11-seater Luxury Van).
  • How many guests can stay at the villas?
Each villa has 5 spacious ensuite bedrooms, and pricing is usually based on a 'Standard Occupancy' of 10 guests per villa. One of the bedrooms in each villa is a 'Family Room' which has 4 beds: 2 king/queen beds + 2 single bunk beds, so that room can sleep up to 6 guests, ideal for older children sharing or families with young children. Villa Spice has an addition mezzanine above bedroom 5 with a double sofa bed which can sleep 2 guests (sharing the bathroom with bedroom 5). With more than 2 guests sleeping in the Family Room or by adding rollaway beds to the other master bedrooms 14-16 guests can sleep in one villa (so called 'Maximum Occupancy'). If you have a smaller group, we can offer 'Reduced Occupancy' rates for up to 6 guests using 3 bedrooms or up to 8 guests using 4 bedrooms. Larger groups can use two, or even three villas which can sleep 20-44 guests.
  • Is Lime Samui child friendly?
Lime Samui welcomes people of all ages, and children are well catered for, however usual precautions should be taken with young children, in particular around the pool area and near stairs etc. We can also arrange for nannies to take care of our younger guests (see 'Babysitting & Nannies' FAQ)
  • How does having Lunch or Dinner at a Villa work?
Each villa has it's own dedicated private chef who is skilled in preparing Thai and International dishes, although of course we encourage you to explore the mouth watering local cuisine. There is an extensive in-villa menu to choose from, and the chef will try their hardest to accommodate special requests. Once the order for lunch or dinner has been placed the chef will go to the local shops and markets to buy the ingredients, then return to the villa to start preparation. Your meals will be cooked in the villas extensive 'back of house' kitchen so you are not disturbed and served in the dining room or outdoor poolside Sala. A modest 20% surcharge is added to the actual cost of the ingredients, which are local Thai prices so probably much less than you are used to at home, making dining at the villa very cost effective and a highlight of any stay.
  • Can I have Massages and other Therapies at the Villas?
Massage and beauty therapists can come to the villa to perform body, head and foot massages, manicures, pedicures and body scrubs. Villa Splash and Villa Spice have in-villa covered spas with massage beds and a mani-pedi chair, where you can relax with a gentle breeze, the sound of nature and with sea views out to the horizon. We only work with the most professional companies who provide highly trained therapists.
  • Are the Villas Family-Friendly?
The villas at Lime Samui were designed and built with families in mind. Everyone has their bedroom as a private retreat, but there are a variety of zones where people of all ages will be able to congregate to enjoy each other's company, or find a nook to relax and enjoy a bit of 'me time'. Simultaneously people could be having fun in the pool, catching some rays poolside, having a massage in the spa, working out in the gym, watching a movie in the private cinema, reading a book in the sunken lounge or snacking in the dining room. This is why families, single and multi-generational, multiple families or groups of friends are discovering the benefits of private villa vacations instead of the restrictions of traditional hotels.

Many have al fresco designs which are generally great, but when it's very hot, raining or windy you may find them less than ideal.

If you rent all three villas on the estate you could sleep up to 44 guests in your private estate.
